The Park City and Wasatch Back real estate market is demonstrating a steady pattern, with increased market segmentation depending on area and property type.
Rolling 12-month sales volume jumped to approximately $5.7 billion for the period ending June 30, 2026, up some 9% from the prior 12 months. Overall inventory increased, driven primarily by growth in condominium listings. Single-family and land transactions posted sharp volume increases mid-year, standing out against more stagnant or slowing segments in the broader Wasatch Back.
There were 479 land transactions generating $615 million in sales volume as of June 30, 2026 – a 20% increase in properties sold and a 27% rise in total volume compared to the year prior. The median price for land climbed 25% to $1 million – an early indicator of future housing activity, as buyers acquire property well before development or resale. Strong land sales in the South Jordanelle, Promontory, and Kamas Valley areas suggests developers and experienced buyers are positioning for continued market strength in 2027 and 2028.
The high-end luxury market continues to show incredible strength, influenced by the expansion of Deer Valley’s East Village, which is reshaping the region. Kamas Valley sales volume increased after the first half of the year, as buyers seek that slower pace versus Park City and Heber.
